新房屋公設比越來越高，能使用的空間越來越小，因此擁有額外空間的「露台戶」成了搶手的商品。不過買露台戶前，你真的了解露台戶嗎？日前有網友就點出建商、屋主不敢告訴你的露台戶秘密。

寬敞明亮的露台戶，向來受到許多寵物族、綠手指客群的喜愛，但你知道露台戶其實還潛藏一些問題嗎？有網友就在PTT發表「建商跟屋主不敢告訴你的露台戶秘密」，文中就點出露台戶其實問題很多。

這名網友表示，很多人買屋的時候會特別熱愛露台戶，因為「覺得賺翻了」，但你知道2樓3樓4樓這些低樓層的露台是用來幹嘛的呢？「接屍體跟垃圾的，只要有人跳樓或是失足，你家就變凶宅。」

他說，由於整棟大樓住戶水準很難控制，很多都自以為住新大樓很高及身分很高，可是做的事卻禽獸不如，垃圾都往樓電子手錶下丟，倒楣的是樓下露台戶，「我朋友家就是這樣，清不完的菸蒂、飲料杯。」

那高樓層是不是就沒有問題了？這名網友表示，高樓層問題在於共同管道，共同管道間裡面往往都會有：1.糞管的透氣(糞管一定要有)2.各類排水管的透氣3.如果沒有當層排氣，就是浴室風都抽進管道間。

他說，高樓層露台戶下場，就是揮之不散的糞管、排水管的臭味以及管道間的菸味、廁所晦氣，「你要晾衣服基本上也無法晾，家裡臭死人，這樣你還敢買嗎？」

這名網友點出的問題，不少人紛紛表示「內行」、「不得不推」、「恍然大悟，以前好嚮往露台」、「看這個才知道管道間出口多在露台」、「我的看法跟樓鞋特賣主一樣 露台的房我一律不看，實際面真的要考慮」。

專家則提醒，陽台屬於房子的附屬建物之一，會列在權狀面積內，使用上沒有特別的問題；但露台需要約定專用，因此民眾若想購買露台戶，一定要注意合約書是否載明露台為該戶專用，也要向建商確認其他戶的合約書，都需要簽名同意該露台為露台戶專用，以免未來權益受損。
